Pre-Start Package
If you have a construction project in mind but you’re unsure whether it’s possible, or you’re not ready to commit to a full design project, a pre-start package might be the best option for you.
Why a Pre-start Package?
Are you considering an extension or new build but you’re not sure whether it’s affordable? Perhaps you want to re-configure your house but can’t visualise the result. Or you might be weighing up whether to improve your house or move to a new one.
Embarking on a construction project can be a daunting task, it’s a big financial commitment and involves a lot of temporary disruption. A prestart package could be the ideal starting point to help you decide what to do.
What’s Included:
Initial consultation at your home where I’ll listen to your current ideas and needs
Analyse your property or site’s opportunities and constraints
Measure the house to produce existing floor plans
Sketches of proposed layouts to help you understand my suggestion
Initial cost guidance
Advice on next steps to realise the project
Costs vary between £600 and £1200 dependant on size and ambition of project, please get in touch to discuss
Full Design Services
If you definitely want to make changes to your home, the full design service is for you. You don’t need to know what the changes will be, what’s achievable on your budget or what the design will look like, that’s where I come in!
Services Overview
The Full design service covers everything you need to get your project built. This includes coordination with other consultants, planning guidance, building regulations approval, which is separate to planning, and other statutory and legal matters related to house building.
I carry out each project in stages, in accordance with the RIBA Plan of Work, briefly summarised below. For further information, get in touch or download the Client Investment Guide.

This is very similar to the pre-start package and includes a review of different design options.

This includes the appearance and 3D design of the proposal, in close collaboration with yourself to suit your tastes and priorities, such as sustainability or finish quality.

This includes preparing the drawings and documentation for the planning application.

This relates to the necessary specifications, drawings and documentation required for the building control application.

If required, I can act as Client Advisor to oversee the construction phase of your project.

What Happens Next?
After you make the initial enquiry, I’ll advise you of my availability and help you decide which service package is most suitable for you. I will come and see you at your house, at a time convenient to you, to hear what you would like to do and talk you through the process in more detail. If you are interested in appointing me as your Architect, I will prepare a fixed fee proposal for undertaking the work you require. Once we have agreed the appointment, I can start work on your project and we’ll begin the journey of realising your dream home!
